Structural Completion of Tianjin Eco-City’s Flagship Landmark Building

The Sino-Singapore Tianjin Eco-City Investment and Development Co., Ltd. (SSTEC) held a topping out ceremony for its flagship Landmark Building on 18 August 2011. Located in the Eco-Business Park (EBP), the Landmark Building is the first commercial building to be structurally completed within the EBP.

As the flagship building within the vibrant and self-sustaining business community of the EBP, the multi-tenanted Landmark Building will set the standard for business space in the Eco-City.

Standing 19-storey above ground within the EBP, with approximately 48,000m2 of space, SSTEC plans for Landmark Building to contain an exciting mix of ready-built offices, R&D facilities and commercial facilities such as F&B outlets, retail stores, gym and a pre-school childcare centre - making living, working and playing in the Eco-City a reality.

Meeting the KPI for 100% of buildings in the Tianjin Eco-City to be green, the Landmark Building will aim to meet the requirements for a silver rating for both the Tianjin Eco-City’s Green Building Evaluation Standard (GBES) and the Leadership in Energy and Environmental Design system (LEED). The “eco features” in the building will not only allow for a cleaner and greener environment, but will also translate into cost savings for the tenants through lowered conventional energy consumption. These include:

• Solar thermal water heaters to provide for more than 50% of hot water utilization in the building;

• Pneumatic Waste Collection System (PWCS) that will allow  tenants to enjoy odorless and bacteria-free waste disposal;

• Sun light pipes from the ground surface leading to underground parking land to provide natural lighting and save energy;

• Variable Air Volume (VAV) system with CO2 sensors to control the exchange of fresh air within the building to better regulate temperature and thus reduce the dependency on air conditioning;

• Exhaust heat recovery technology to retain heat from exhaust air;

• Installation of Variable Voltage and Variable Frequency (VVVF) lifts which utilises less energy to power the lift motors;

• Test bedding of eco-features in functional buildings – e.g. Dutch MNC Philips will be integrating and test-bedding their “Lighting on Demand” system in the Landmark Building’s landscape design and their lighting solutions within the building.

The Landmark Building is also highly accessible, with a green walkway connecting it to the commercial street in the Start-up Area and plans for a bus stop in front of the building. Across the road from the Eco-Business Park, there are also high quality green homes, including private homes as well as public housing. 

With all these features comprehensively integrated within a first class business park, the Landmark Building aims to create an inspiring working environment conducive to research and knowledge-intensive activities.

Today’s topping out ceremony was witnessed by Vice Chairmen of the Eco-City Administrative Committee (ECAC) Mr Zhang Yan Fa, Deputy General Manager of Tianjin Eco-City Investment and Development Co., Ltd. (TECID) Mr Li Bin, and CEO of SSTEC Mr. Ho Tong Yen.

Mr. Ho Tong Yen, CEO of SSTEC said, “The topping-out ceremony for the Landmark Building is a significant milestone in the development of the Eco Business Park.  With its many exciting green features, the Landmark Building will be an ideal location for companies to set up their offices in the Eco-City.   SSTEC hopes to attract both local and international companies to set up presence in the Landmark Building, especially companies delivering high value-added products and services. The Eco-Business Park will provide companies with a purpose-built platform from which they can set up their operations, particularly for companies which want to invest in the medium to long term growth of the Tianjin Binhai New Area and establish their presence in Northern China. ”

Mr Ho added, “I am proud to say that once the building is ready, SSTEC will move our headquarters into the Landmark Building.   The Landmark Building is therefore for us, not just a building, but a home for SSTEC – a joint venture between Chinese and Singaporean partners – and a symbol of the close cooperation between China and Singapore to build an Eco-City, which can be a model for sustainable urban development. “
